who we are
cahbi is a real estate buyer-advocacy platform operated by Lonely Brew Club. Our licensed broker, John Palmer (CA DRE 010-55719 · NMLS 240187), provides real estate and mortgage services to California home buyers through this platform. References to “cahbi,” “we,” “us,” or “our” in this policy refer to Lonely Brew Club and its affiliated licensees.
information we collect
We collect information you provide directly when you use our services:
- Contact information: name, email address, phone number
- Real estate goals: purchase timeline, price range, location preferences, buyer type
- Financial information: income, employment, assets, and credit information provided for pre-approval and loan origination purposes
- Documents: tax returns, pay stubs, bank statements, and other documents you upload to your buyer portal
- Communications: messages and notes exchanged through the platform between you and your broker
We also collect limited technical information automatically, such as browser type, device type, IP address, and pages visited, to operate and improve the platform.

- To communicate with you about your file, property matches, and next steps
- To process and submit your loan application to our wholesale lender partner (CWL via Founders Alliance)
- To generate and deliver your Fannie Mae Desktop Underwriter (DU) certificate and related pre-approval documents
- To maintain a tamper-evident record of documents and communications for audit and compliance purposes
- To comply with applicable laws and regulatory requirements
how we share your information
We share your information only as necessary to provide services:
- Wholesale lender: your loan application and supporting documents are submitted to our lender partner for underwriting and credit decisions
- Credit reporting agencies: with your consent, we pull a credit report as part of the qualification process (ordered through our loan origination system, LendingPad)
- Title and escrow: once you are under contract, your contact and transaction information is shared with the relevant title and escrow companies to facilitate closing
- Technology providers: we use third-party platforms (including HubSpot, DocuSign, Supabase, and Make.com) that process data on our behalf under data processing agreements
- Legal or regulatory requirements: we may disclose information as required by law, court order, or regulatory authority
We do not sell your personal information to third parties.
California privacy rights (CCPA / CPRA)
As a California resident, you have rights under the California Consumer Privacy Act (CCPA) and California Privacy Rights Act (CPRA), including the right to:

data security
Your documents and communications are encrypted at rest (AES-256) and in transit (TLS). Sensitive file content is stored in secured cloud storage and is never exposed on public ledgers. We hash-pin document records to a tamper-evident log for audit integrity. No security system is perfect; we will notify you promptly in the event of a breach affecting your personal information.
data retention
We retain your personal information for as long as necessary to provide services, comply with legal obligations (including RESPA and ECOA record-keeping requirements), resolve disputes, and enforce our agreements. Loan and real estate transaction records are generally retained for a minimum of three years after closing, as required by applicable law.
